SFHA is aware of significant issues around the supply and cost of materials and labour from an increasing number of developing members. We are also aware of the impact this is having on repairs and maintenance.
The pressure is being driven by a number of factors including Covid-19 recovery and logistical constraints including a significant upturn in workload globally, raw material prices and issues following our exit from the EU.
The impact of the materials shortage is being felt across the construction industry and several other sectors. Projects in all sectors and at all sizes are being affected by lack of materials and increased costs.
We are already in discussions with the Scottish Government and a number of the working groups established to find solutions around this, and will continue to raise this in meetings with civil servants and politicians.
In the meantime, we are actively collecting evidence around what members are experiencing and are working with other organisations in the sector to track delays/access/costs for key components. We are keen to understand how many members are encountering issues with tenders relating to investment in existing stock and well as experiencing delays to development.

Further work is also being led by SFHA through the Social Housing Resilience Group to produce a communication to tenants advising on the issues in the supply chain and the possible delays to repairs and maintenance as a result. A number of members have reported an increase in complaints in this area.
